The project

We completed a full commercial office demolition in Cairns, stripping an entire floor of a multi-tenancy building back to its structural shell. The scope included partition wall removal, ceiling demolition, service disconnection coordination and a full debris clear — all carried out while other tenancies in the building remained occupied and operational.

The complexity here was the live building: two tenancies above and below meant noise management, dust containment and strict access protocols were non-negotiable from day one.

How we did it

We began with a pre-start meeting with the building manager to establish work windows, containment requirements and communication protocols. Hoarding was erected at all entry points, negative air pressure was maintained throughout, and noise-intensive tasks were scheduled within agreed hours. Working systematically from one end to the other, the team stripped ceilings, pulled partition frames, removed all floor finishes and cleared every piece of debris before moving to the next section. Daily vacuum and wipe-down of common areas kept the building presentable for the other tenants. The floor was handed over as a bare structural shell — clean concrete, exposed slab soffit and empty utility cores — ready for the incoming fitout contractor.
